The freeholder of this four-storey office building appointed us to initially carry out a feasibility study to establish if it was viable to add up to three additional storeys to the existing 1980’s concrete frame.

Following a desk top appraisal and various keyhole investigations we established the residual capacity of the existing structure and concluded that a party two storey / part three storey extension was feasible.

Further to concluding the feasibility, a design team was appointed to develop an RIBA Stage-2 design with the brief to repurpose the office building, improve its connection to the surrounding streetscape and increase the area by 2,000 sqm.

As the design developed we worked closely with the architect to achieve the desired finish while keeping the weight of the new storeys to an acceptable level. In addition to the rooftop extension a double storey ground floor extension was proposed to provide a new large reception and retail offering to the street. An articulated façade was developed to assist with breaking down the scale of the development.
