The development comprises of approximately 13,000m2 of mixed use development providing flexibility to construct Research and Development, Light Industrial, General Industrial and Storage & Distribution Spaces. The development will also include external service yards, car parking and landscaping.

Due to the sloping nature of the site some of the accommodation will be provided with semi-basements. The structures consist of steel portal frames with two units incorporating suspended mezzanine floors capable of supporting warehouse loading for bespoke racking systems.

The site is located adjacent to the existing railway line into Harrogate which imposed constraints particularly on the construction works which had to be considered within the design. We have recent project experience dealing with requirements imposed by Network Rail and the processes to be followed in engaging with them as a consultee to the design and construction process.
