New Cross Central, Addington Street

Civic Engineers have been appointed by Far East Consortium to undertake the design of a new £16m residential scheme in the New Cross area of Manchester City Centre. The scheme is nine storeys tall and will provide 82 residential units split between one- and two-bedroom apartments and three-bedroom townhouses.
To suit the proposed massing of the surrounding New Cross Development Area, the building terraces from six storeys to nine, surrounding an internal landscaped courtyard which will provide dual-aspect accommodation throughout and accessible roof terraces. Apartments will be accessed from an internal cantilever walkway which wraps around the courtyard perimeter.
We have provided engineering input on the project from RIBA Stage 1 commencing commission with a detailed options appraisal that tested various structural typologies in their suitability for what is a highly constrained inner city site. Following this exercise, we have developed a pre-cast concrete frame exploiting the material’s benefits of off-site fabrication and just-in-time material delivery permitting efficient construction with minimal storage or laydown requirements on a very confined site. The use of pre-cast concrete also appealed to the Client’s and Architect’s
aspirations for exposed visual concrete finishes throughout.
In addition to structural engineering, we are also providing geotechnical engineering, below ground drainage and transport engineering services.
